i have three young children, oh yes and a wife (sorry).

Don't be sorry for having a wife, we all have burdens in life ;-)

Helps if you tell us interests, hobbies, do you like space, close to city, further out, eat out much, like walking, biking, hiking etc. ???

Price range too, what type of house, view, flat lot, big garden (yard).

More info will produce better advice from peeps on here....help us to help you :-)

I agree with Rich....... more info please......... every area in the Okanagan has it's pro's and con's which depend on your desires/needs. Another consideration is employment - what do you do or hope to do?

sorry rich the wife bit gave me a brain fart.

not to close to the city, like eating out, need at least a 4 bed house pref with garden as i am bringing a dog.

love sports, and if there are any falconry clubs around that would be great.

Cool, what's your budget?? Would you like acreage? Maybe you would be interested in my house... ? :)
Sounds like Lake Country may be where you would want to be..... 1/2 way between Kelowna & Vernon, 25 minute drive either way, still has country feel, good schools, shopping, pubs, restaurants etc. You could start your own falconry club..... and there is alot of building going on, new subdivisions, condo projects that have posted signs looking for framers/carpenters etc.....

OH! So, that would limit where then....... $400k in Kelowna may get you an older house that needs work, a new house at that price probably won't have the bdrms or square footage you want or will not have a decent lot size suitable for kids and dogs. As the median house price in Kelowna is around $410k. Lake Country tends to have a slightly lower median price, and Vernon's is slightly lower still. I believe that Penticton is comparable to Vernon. The farther out you go from the city centers the lower the prices tend to be, but you also would have fewer services, for example properties east of Kelowna in "Joe Rich" where you have to drive about 15 km.... to the nearest corner store. Building your own can be a cost saving measure, as you obviously would have the experience (start reading up on the Canadian and BC Building Codes and the local building by-laws). You may want to consider properties on the west side of OK Lake, properties tend to be less over there too or more for your money, primarily because of the single bridge crossing. But you being a carpenter, the job location would not be static.

I'll add more as I think of it later, I've got to get something else done for now,,, hubby's giving me "the look". LOL

Hi Glen

We are having a house built in Ellison, on the Kelowna City Limits, on a CPGA Golf Resort. It has fallen well under your budget and will have 2400 sq accomodation with 4 beds and still 100' of garden!!!!

You have to shop about a bit, as Betalil says most houses in Kelowna are around the 400k, normally at least 10 years old, but being a chippie should not be too much of a challenge for you!!!!!!!!!!!!!!!
